We chose not to renew our current Stayz listing which expired August 30, 2015. - Why? because they increased their listing prices by 1000% and still have not admitted that fact...
Hargraves Beach House choose to take direct control by offering this site to book direct - at the moment we are almost completely booked out until mid February, BUT check out our booking calendar which is always TOTALLY up to date and we promise that this calendar will always be up to date.

Our rates start at $400 per night for 8 guests with weekends at $600 per night and extra guests are $70 per night extra - children 3-17 years old are $40 per night extra - full hotel quality linen is included. There is a $200 cleaning fee and optional outdoor heated spa use has a $100 cleaning and water replacement fee. Maximum capacity is 12 guests plus up to 2 infants. (Portacots and high chairs are free) Adult groups of 10+ are usually charged a refundable bond of $100 per guest, rather than our standard $500 bond per stay.
An exclusive luxury holiday beach house that truly caters for up to 12 guests - 4 toilets, 5 bedrooms and 12 beds that can offer all kinds of twin single and king/double options. Our house is considered one of the leading properties of it's size in this area and has had over 200 bookings since 2011. Great for al-fresco entertaining - extensive glass patio doors - a massive 47 metre long covered outdoor deck - 2 family size Weber BBQ's - breath taking views of Hargraves, Budgewoi and Birdie Beach, Bird Island and the surrounding coastline from many areas of the house and outside.. We only accept large groups of adults with birthday, or hen's weekends in mind after a full interview process- as we have a responsible noise and use of alcohol policy. We no longer accept bucks party groups. We are 9km from The Entrance which has a wonderful weekend carnival atmosphere and daily pelican feedings. Farmers markets (on the first and last sat of the month), Toukley markets are on each Sunday and a visit to Nora Head lighthouse is a must. as well. Nearby is Lake Haven shopping centre, pubs and clubs. The Beachcomber and Toulkey RSL Clubs are 5 minutes away. Golf courses close by are at Toukley, Magenta and Tuggerah Lakes. A deposit of 20% is required to confirm/secure your booking,if you cancel your booking this amount may be non refundable.The balance of your rental property is to be paid in full a few days before your stay. Deposits and final payments can be made by Paypal or direct bank transfer.
The house is near impossible to beat for size, ocean views. proximity to the beach or the range and quality of European kitchen and bathroom fittings, fixtures and appliances. Enter from the secure double lock up garage with internal stair access to the home. 24 hour check-in at the house - no need to pick up keys from another location. Please note that at last time we checked, Google Map street photos were outdated by over 3 years and do not show the completed renovations. The house is definitely as per the photos on this listing..
There are 12 seperate premium super comfortable ensemble beds. Four of the five bedrooms can be altered to suit combinations of king doubles and/or twin singles, the remaining bedroom has four adult size bunk beds.
We suggest a limit of 8 - 10 adults, as the fifth bedroom contains 2 Double Deck Bunk Beds. These double deck bunk beds have pillow-top best quality mattresses and are adult size and length, but access to the top two bunks is by a small ladder as you can see in the above photo gallery, it is more suited to children, teenagers and lithe adults.
The house and facilities are very family friendly and safe with locking stair gate, optional outdoor spa with cover locks and we supply up to 3 high chairs and 2 portacots - the kitchen has most items included such as mixing bowls, coffee plunger, juicer, can and bottle openers, bbq tools, big spoons, platters, foil trays etc.
We are located at Hargraves Beach on the upper NSW Central Coast of Australia on Elizabeth Drive, Noraville, on the only street with a beach front north of The Entrance and south of Newcastle - about an hour's drive from Sydney (15 minutes from the M1 Motorway Toukley/Warnervale Interchange, 15 minutes south of Newcastle and 45 minutes from the Hunter Valley's wine region. An off-the-main-road quiet but central location.
The ground level and backyard area is double the size of an average house. Completely private and self - contained accommodation with 5 bedrooms and 3 bathrooms for up to 12 guests. Ducted reverse cycle air-conditioning is in every room.
DIRECT PUBLIC ACCESS TO HARGRAVES BEACH IS ONLY 20 METRES FROM THE HOUSE
Enjoy modern luxury and comfort, far from the crowds in an exclusive and private coastal area. The Northerly aspect is warm in winter and cool in summer. Guests have commented that even in wet weather the house works as there are plenty of living and covered outdoor areas including undercover 2 car garage access.
Although we do not allow pets, there is a nearby Pet Motel 7km away that is recommended by our local vet. (All Paws Pet Motel Lake Munmorah) Prices are about $30 per night.
It's perfect for family vacations, reunions and pre-wedding stays.
We have a low noise policy and ask you to respect the neighbours, a fee will apply if we receive complaints from our neighbours. ADULT groups with no children require a $100 per guest bond. You the person making the booking, are responsible for the conduct of every guest at this property. This is a NON SMOKING residence and NO smoking is allowed indoors, if you wish to smoke please do so at the many outdoor areas.
Hotel Quality linen includes fitted sheets,pillow cases, bath, hand and tea towels, microfibre blankets.

Beach access is opposite the house leading to a sheltered, family-friendly beach. Hargraves Beach is protected by a reef creating calm conditions, ideal for children. There are also patrolled surf beaches a short distance away at Lakes Beach and Soldiers Beach. Nearby Cabbage Tree Harbour has a tidal rock pool and small sheltered beach suitable for young children.
Jenny Dixon Beach, Park and Picnic (BBQ's) area is 5 minutes walking distance.
Lake Macquarie, Budgewoi Lake & Tuggerah Lake are nearby and are ideal for water sports and fishing. There are also cycle and walking paths along almost the entire sections of these lakes.
Hargraves Beach is popular for beach fishing year round and the large rock platform below Norah Head Lighthouse is also a popular spot. Cabbage Tree Harbour has a boat ramp for access to the ocean and there are boat ramps to the lakes; the closest being to Budgewoi Lake from Slade Park on the southern side of Budgewoi Bridge - 4km from the house.

A large range of local shops (including Coles and Aldi supermarkets) are five minutes drive away at Toukley and Budgewoi. The Toukley markets are on each Sunday and the Farmers market at The Entrance is every first and third Saturday of the month.
Both Toukley and Budgewoi have a variety of restaurants, cafes and clubs.
